How prevalent is asbestos in Lake Forest? We're told most homes built prior to 1980 will likely have some.

Yes, they likely will. A lot of duct work was made with asbestos before the 80's. It's not limited to Lake Forest, it's just what was predominately used at the time.

Protect yourself with a great home inspector. If you don't have one, I have two that I highly recommend. I used them for my own home as well as referred them to my dearest friends and clients.

George Harper and/or Darryl Seymour of California Building Consultants- (Darryl actually inspected a home for the buyer (not mine) of a listing I had in Lake Forest when I met him.) At that meeting, we realized that we both had George in common. They were partners, but I had always used George because he was highly recommended to me. I am comfortable with either one now that I have seen them both work.

Their report is easy to understand, you will have it in your hand before you leave the inspection and they will walk you through the house while going over the findings. You can also call them later on with any questions about the report and they will take as much time as you need getting your questions answered. The inspection is THE MOST IMPORTANT thing you will do as a buyer, choose your inspector wisely!

Irishsetter, I suggest getting a private inspector in the house. May even consider hiring an Air Quality Control Specialist as well if you are concerned about this.

FIRST ANSWER

You can research asbestos at http://www.atsdr.cdc.gov/Asbestos/ . As far as Lake Forest, I do not think that this is a big concern, compared to "MOLD!" If you are concerned about it then I would have your agent make sure to test for it during the inspection period. It can be found in flooring, Popcorn ceilings, and weather proofing materials.
