There is nothing better than knowing what you want...the specific help agents help their clients find the right property. So now we know what you want but you did not mention where?
Is it important to live near work? school? family?
You did not mention your price range...and in Orange County that number can vary from around $600,000 up into the millions.
There are properties that are on the market that match your description and having an agent who knows the market, when properties are coming on the market and your needs will give you a head start and put you at the best advantage when you are ready to buy.
You must also be an RWA buyer in this market.
I am here to help you when you are ready.

The home you are describing probably does not exist in Yorba Linda and, if it does, you might have to wait a very long time for it to come on the market. I have been a Real Estate agent in this area for almost 30 years and I live in Yorba Linda ... so I know the city very well
A 2700 sqft Single Story home with RV access requires a large lot which means it will come with a higher price tag. Bedroom and bath count is not as importand in establishing price as total sqft, general condition, location and a big lot. Large lots almost all have RV access or potential access.
Currently, there are 7 single story properties with 2700 sqft or more on the market in Yorba Linda. I started scanning at 2500 sqft. Bedroom count ranges from 4 to 7 bedrms. Prices range from $875,000 to $2,188,000. All have large lots. One of these listings is a tear-down house sitting on one acre of land and listed at $950,000.
I would estimate the average sqft on a 3-4 bedroom Yorba Linda single story to be about 2000 sqft. You will find RV access on some of them. It is much easier and less costly to combine or integrate bedroom space than to add a bedroom. I doubt if there are any detached homes in Yorba Linda with only 1 1/2 baths ... but maybe some of the very much older and much smaller homes still have that.
I am curious as to why you would need/want so much living space. A few more details might make it easier to answer this question better?
But, I do hope this information has been helpful!
as you can see our realtors below are very well informed of the marked conditions and there is no doubt that any one will dedicate time to help you find the right property.
