an attorney to close a cash deal should be $400-800 on top of that you will have recording fees, title rundowns, title insurance etc...

Not as much as you can lose if you don't have an attorney. The attorney as stated should be in the 500+ range and then there are the closing costs ie: title insurance, recording fees, plot plan

Typical attorney fees with a mortgage is 500 closing, 200 title search, 150 plot plan, recording fees of 360.

Since you are a cash buyer I would expect a range of 500 to 1000. Don't forget your title insurance too. 100 % equity should be protected by title insurance.

You should call around after getting some referrals and make sure you know what he/she will do for you.

Yingrooke,

It depends on the attorney but minimal in the overall process and worth every penny! There are several in the area that are very good!

Be sure to ask your buyer's agent to recommend at least three attorneys. Be sure to speak directly to each and choose based on how accessible and responsive they seem, as well as their experience and cost. You will want to have a good rapport with whomever will be representing you.

Yingbrooke,
Just like a good agent is worth every penny you spend so is a good attorney. You need good representation and that should be your focus not saving a few hundred dollars. The attorney you pick could save you more than what it costs to use his/her services. I would call a few and find one that has done many real estate closings and ask for references.

All the best,

call three and ask what their rates are. They will be mostly the same if you want to save some money go with the cheapest, but you get what you pay for.

Hello Yingbrooke,

There is no set amount but you should expect to pay between $500-$1000. Make sure you get title insurance to protect your 100% equity in the property. I have a good referral located on my website under preferred partners.

Good Luck!
