How much value is added to a house if there is a deeded boat slip included.?

Value is an issue that is impacted greatly by desirability of the home and location. This holds true with regards to boat slips as well...the more appealing the property the greated the value associated with it.

Our recommendation is to have your real estate professional provide you with recently sold comps for your target location for both homes with and without a boat slip associated with them. This study should provide you with the information you require to make an informed decision.

It also depends on what lake community you will purchase in and the size of the slip. Supply and demand plays a factor here. If there are few slips per house, the demand is greater and thus the value greater. In my neighborhood of Waterslide Landing, new exit 31 in Iredell County, slips will sell for $20,000 to $30,000 since there are only 10 slips for 44 homes. I've seen someone pay $40,000 for a slip in Shavender's Bluff, off Brawley School road because they really wanted that slip and there were few at the time. In Northview Harbour in Sherrills Ford where most of the homes have deeded slips, the slips were costing $15,000. In Harbor Cove in Mooresville, the smaller 20 foot slips are selling for $20k, while the 25 foot slips are $25k. With the economy hurting right now, the prices should tend to the lower end of the spectrum. I love to negotiate! Call me, I have 9 years experience selling Lake Norman!

It will depend on whether or not you could simply walk across the street or would you have to get into your car and drive, but at the end of the day it would add between 20k and 30k.

Between 20,000 to 30,000 and not over that. That is the usual amount I have seen recently here in the 28117 area of Mooresville

Hi Merciel,
In the Lake Glenville area, you can add $50,000 to 200,000, depending upon what the house looks like and if it is lakefront. Other areas may differ.
