How much value is added to a home if it is on the Cocoplum Canal as opposed to a regular interior lot?

Waterfront property will always be worth more and sell faster, appropriately priced, in any market over a dirt lot.

There is not really any value added to a home on the Cocoplum Waterway. The canal does not lead to Gulf Access. It is a wide canal where you can use a small boat, kayak, and fish. It provides a barrier between homes on the other side so that you are not directly backed up to another home. It may have alligators, mosquitos, flooding, etc. Looking at the MLS listings with homes on the canal versus homes not on that particular canal, have no difference in value. Usually a Gulf Access lot will definitely have added value to the home.
