Your buyers agent is best resource research is involved determine how place an offer works best interest of all parties.

Keep in mind seller does not walk off entire amount, seller has pay off mortgage, realtors fees, taxes, closing costs, moving expenses.

GREAT myth regarding % below list price.

I believe Mr. Bill's answer was right on the money. As for making an offer on more than one property simultaneously that is very dangerous, you could end up haveing ratifies contracts to more than one property. Are you prepared to purchase more than one?

The best and most successful odders are generated by carefully evaluating recently sold similar property. Once you have accessed and reviewed this information you should have a better understanding of the price range you should consider.

Remember to start low and work your way up but not so low as to offend the seller to the point of not providing a counter to your offer.
