How much of an effect does a middle school (right next door to a house) have on the potential sale of a house? If it does, to what extent?

I agree with Dan. Most buyers will not be interested in buying a home next to, across the street from or even behind a school. The main issues my buyer clients find with a home close to a school is the noise and the traffic (during school hours).

It's a factor to consider. Some buyers with kids may find it a benefit, but more will likely prefer not to be right next door. When buying a home with a location issue which may reduce its marketability or price, consider that you may get a better deal on the house due to the location issue. On the other hand, you will also need to provide your buyer, when you sell someday, a similar deal relative to the market then.
