How much information about a home should I get before enlisting the help of an agent?

Agents/Brokers, these are professionals and shouldn't have their time wasted. How much info can I, should I. get on my own to rule out or rule in a property before asking for an agent's time?
Sites like this are helpful, but when I input the property info to see what the Closing costs might be, the monthly tax expense was almost $250 less than what the annual tax bill is for that home. (Trulia says $50 per month, but all the other sites say the annual tax is over $3k per year).

No better time than right away to contact an agent and have them assist you with your purchase. The right agent possesses all the tools and knowledge to lessen the amount of work you have to do (although you will be heavily involved). Our job is to take most of the stress out of the equation for you and match you with the best possible property that fits your needs. Talk to 2-3 agents before you make your choice and see which one is the best fit for you.

Call me and we will start looking for you. I will set up an automatic email to you whenever listings in your criteria come on the market. The listing for each property will give you taxes etc, and I could find out all other pertinent information. Closing costs change from property to property depending on whether paying cash or taking a mortgage and what type of mortgage and down payment.
