How much have the houses in the La Villita, Las Colinas (75039) areas appreciated in the last year or so?
- Anyone have experience with K.Hov? They ask a huge premiums for a small vie of the lake.
- Are they better than Darling Homes? I wonder if we should wait for Riverside Village across Riverside drive.

Home owners in this neighborhood have seen nice appreciation over the past 3 years. This master planned development is one of the most sought after communities in Las Colinas. Stay tuned to upcoming high-end retail such as botique shops and gourmet food stores. Riverside Village and the Lakes will continue to appreciate homes in the north Las Colinas area. You can't go wrong with any of these developmemts.

New homes have little appreciation till a area has been built and then "land locked with no further construction". That is a nice area for Las Colinas
I am unconfirmed what exactly you are looking for however thought about foreclosures? I have seen some GREAT foreclosures move in quality in Las Colinas. Contact my office never purchase a home unless you have a real estate agent WHO REPRESENTS you that includes direct from a builder, for sale by owner, or another real estate agent representing the seller. We answer so many emails and calls a week when there are problems at that time it is too late for a realtor to become involved. With an agent representing you at least you have the buyer agent realtor e & o insurance if something should go wrong. Prices really haven't changed much in the past year as the neighborhood is still being built out. The neighborhood has been quite popular, but not selling as fast as it once was. Their two main sales people in the neighborhood at K.Hov have quit so they should be pretty agressive on pricing there. In my opinion both Darling and K. Hov in LV build a similar product quality wise. Make sure you use a realtor when you purchase though. Lots of things can go wrong if you don't (you can see my website for a list of some of the things that can go wrong.) We can likely work a better deal for you too. Not sure what Riverside Village will bring. You might do better with a resale at this point, versus a new build. Let me know if you'd like to see any.

Hi there,
The La Villita neighborhood is so new that the builders are really still controlling appraised value right now. There really isn't anything older in there than 2005. Builders are still building, so it depends on what type of year the builder is having. Whatever the market will bear is what the builders will charge and get. They can afford to take a bigger hit than an individual seller due to volume sales, make sense? So, if they HAVE to do that to get the sale, they will. K. Hov and Darling are two different types of builders. K Hov is a huge nationwide publicly traded company. They did have 3 different product levels - Westminster, Diamond and ... oh, I can't remember the high level one right now and my mom used to work there! Anyway, they combined the name and now they're all K Hov, but the feature level is not all the same. So, I would be sure to compare the features and know for sure not only what you are getting, but that is of value to you. Darling is a small privately held company started in McKinney, TX. They only build locally and do not have a lower feature level. Riverside Village is going to be an awesome community. The plan now is for single family homes on 60 - 70' homesites and also patio homes with builders such as Highland, Huntington and Coventry Homes. These homes are going to be more highly energy efficient than even 2005 or 2006 homes and would save you money on energy bills. Also, according to the marketing research experts, this is supposed to be a highly sought after location and great resale with a prominent location off the freeway.
