Transportation costs of delivering the modular to the site varied considerably depending upon where the manufacturer or franchiser is located in relationship to Hanson. Some were originating in upstate New York, Pennsylvania and Canada. Pricing appeared to be common to Florida locations for delivery on other sites, a big difference on delivery fees to New England!
As mentioned below there are other cost considerations in Hanson, we do not have public sewerage so a septic system must be installed which requires not only installation but perc testing and engineering and approval of the final design, cost is all relative to the site location and soil testing.
Once you have choosen your modular home you must then hire a company to provide a foundation for the home, another cost. Landscaping and driveway as well as grading and leveling the yard, hmmm- another budget item. You will also need the services provided by electricians and plumbers and other tradesman onsite. Permitting and Inspections throughout the process from start to finish are a monetary item to be budgeted as well.
The most important objective I see is making sure that from a time and expense prospective that this is a viable option for you is to compare to pre-existing housing stock, sometimes you will find the right home at the right price already put together for you!
If you do opt in for modular please use the modular system to the best benefit to you and your family.
Modulars can be added to easily in the future. Plan your home accordingly with septic and driveway placement for an additional "box" addition, pick the location and lot and plan on staying there and adding to your beautiful home in my favorite place Hanson, Massachusetts!
