How much does it cost for a Home Inspection (Town Home in Zip 08540). Any referrals would be helpful?

Realtors can't steer you to a particular provider due to RESPA, but can only recommend 2-3 that are competent & familiar with the area.

Avg cost $450-$600

Actually, some of the few listed below are avoidable.

By the way, the need for a structural engineer can't be determined by the age of the house. Some of the situations requiring that expertise can be identified by an experienced agent before you even place an offer. "Old" (whatever that is) does not mean structurally unsound.

Home inspections vary from company to company, But basically they all do the same thing. They inspect the home for and structural, electrical, plumbing and building issues. They also check for termites, and radon levels. This can cost from 450 to 1200.

Not necessary to spend so much. As a realtor in the 08550 and 08540 area for 13 years, my favorite home inspector in All Star Home Inspection Alan Cross is the the sole proprietor and operator of his business. He is thorough and his inspection is 450.00 inclusive of structural, electrical plumbing, and building issues. This includes checking all windows, roof, furnace ac foundation walls, water penetration. and so much more. If a house is very old and necessary to have a structural engineer, then I would recommend another but Alan Cross has not disappointed me yet.

I am a Realtor, working as a team with my husband Dilip Luthra in the Princeton and surrounding areas, although we serve all of NJ. Standard home inspections include a package deal of building, termite and radon inspections and can cost an average of between $400 - $500, depending on the vendor you go with. There a few inspectors that my clients work with and are satisfied. Alan Cross from All Star Home Inspections, Pillar to Post, Glen from Hawk home inspections etc.

I give referrals to my clients but who I refer sometimes depends on the house. If I see something I want a structural engineer to look at I make sure the inspector is an engineer that can do a proper evaluation.
If you have an agent that you trust - use their recommendation. If not try the American Society of Home Inspectors website. http://www.ashi.org and search by expertise and zip code.
