How much does a view cost in San Francisco?

Asked by Pete Flint, Noe Valley, San Francisco, CA Sun May 13, 2007

San Francisco has some breathtaking views and I've always dreamed of owning a place with exceptional views over the Bay Bridge or Golden Gate Bridge. Clearly there has to be a premium for views of the city or Bay. How much extra (roughly) does it cost to buy a property with a view? Any estimates or examples for condos or single family homes greatly appreciated.

Tough question. Depends on the view. From potrero hill, probably an extra 100k to be on the North Slope. View of the Golden Gate, probably an extra 150k. View of the Bay Bridge, probably around 35k more. It really depends on the area and if your talking about views from every room:)

Typically in San Francisco, one would expect to pay a premium for views. Whether it's a bridge view, bay view or the often used "city lights" view affects the premium. My rule of thumb is that one would expect at least a 100k moving up to 250k over the standard comparable property.
But the bottom line is what will the market bear when assessing the value of a view. It is very subjective and in many instances an emotional evaluation.

Views always carry a premium. Iconic views such as of the GG Bridge, unobstructed and nearby, will cost a small fortune. But since San Francisco is so beautiful from many different angles and neighborhoods... and built on so many hills, many properties have breathtaking views. So unlike other cities, which require you to be on the umteenth floor of a high-rise, we in SF can choose a single family dwelling or low-rise condo on one of our hills and enjoy wonderful views.
