Hi Karen. Great question. There are an infinate number of ways to structure the entire deal. Down payments typically range from 3-20%. Keep in mind, that most investor's/landlords will not refund the down payment if you choose not to purchase the home. You may also negotiate a monthly credit to be given to you at closing when and if you purchase the home, who is responsible for repairs while you are renting, future purchase price(s) and dates, etc.
