How much & Who should pay Real Estate Agent for a 12 months lease or for a 24 month lease ?

The original lease is 12 months with an option for another year

Owner pays the brokers fee, the rest depends on contract with Lanlord.

JC, the fair housing act contains the following provision:

"Advertise or make any statement that indicates a limitation or preference based on race, color, national origin, religion, sex, familial status, or handicap. This prohibition against discriminatory advertising applies to single-family and owner-occupied housing that is otherwise exempt from the Fair Housing Act."

Pay them one month's rent or more, but with a min. of $1,000 if the rent is $500.

Though I feel real estate commissions on purchases are out of hand on property over 200k, the realtors that help people find rental properties really earn their commission and you should be willing to compensate them for their time.

Remember, that same realtor could be selling a person a 250k home and making between $7,500 to $15,000

Ellstein, this should have been discussed when the lease was originally negotiated. Most leases will include that if it is renewed, the Realtor will be paid additional commission, commonly another month's rent. If you signed a listing agreement that said this, you're obligated to pay it.

The landlord is paying the rental brokerage fees and it is usually a month's rent for 12 month lease

Real Estate agents are paid for by the owner of the property for their services rendered. We work on a commission basis. I am assuming that you are the prospective tenant. You won't need to pay the agent yourself.
Please remember that all agents can show you all units on the MLS and once you find a great agent give them their loyalty and they will negotiate the best deal for you as well as find the most suitable
home possible.

The owner pays the brokers fee in Florida. It could be anywhere from 1 month to 10% of the total lease including renewals depending on what was agreed on between the agent and the owner.
