Everyone that takes my first time home buyer education class sponsored by http://www.VHDA.com and taught by local professional that volunteer their time to cover six core topics personal, credit, working with a lender, working with a real estate agent, the home inspection process and finally what to expect at closing. You should also look at USDA , Homepath and HUD homes.

Most agents in our area know about the availability of these programs plus our State has a commission that sponsors First Time Home Buyer Programs for free that outline these and other down payment assistance options. For those of you in WA state: Washington State Housing Finance Commission

I sold a house to a guy that got that Navy Fed no money down conv loan at some crazy rate like 4.35%. It was smooth as glass too. Great loan that is not well known. His dad was Navy, I am not sure you have to have military background or just be a Navy Fed member.

I think most first time buyers who have an agent are aware of those programs. What most people are not aware of is that Navy Federal has a CONVENTIONAL no money down loan available to its members. That is both Military and civilian members.
