Realtor.com will have many of the available properties but your best option is to have a REALTOR set you up to receive the current listings and any new listings that become available directly to your personal email address. I do this for my clients all the time. In todays real estate market most buyers enjoy being part of the home search and using a gateway for all listings is a great resource for a REALTOR to share with their clients.

You best bet is to use http://www.Realtor.com website for searching, as it is linked with the Austin Multiple Listing Service. Then you need to find a good Realtor that can assist you with your purchase. Buyer Representation does not cost you anything, the Seller pays all Realtor fees. Make sure you have a Buyers agent on your side, so you don't leave any money on the table. I would be happy to assist you with your home search. ABOR and SMABOR are the two systems that cover the Buda/Kyle area. It just depends on whether the listing agent is a member of one or both where it gets listed. If I can be of assistance please let me know - I would be glad to help you in your search.

The problem with just searching the web is this. Some agents do take the extra time to manually input thier listings in multiple websites, however, once they are sold, or a price changes(or any other change for that matter) occurs, they either forget, or just don't take the time to manually make those changes. In essence, what happens is, you are looking at homes you feel very interested in, and they may not even be on the market. On the flip side, if a REALTOR hasn't input into that specific site, you won't even know certain properties exist. Even on some REALTORS websites, they have properties that are no longer for sale. REALTOR.com is good because all properties put into MLS are automatically fed onto the website, however, you are still dealing with a lag, and in many cases, incorrect info. That is why it is important to work with a REALTOR who can keep you on top, and in the know. And it's FREE!!

I found NeighborCity.com to be helpful. They have over 170k listings from multiple MLSes in Texas. Looks like only 325 in Kyle though.

Chris, I know most agents will just say, use my site. Your thought is duh, of course you will say that, but there is some validity to having an agent working for you. A couple of benefits is that a REALTOR can email you the second a property becomes available that fits your criteria, saving you from hours on different sites searching. In my case, all services are free to you. Let me know what you are looking for, and I will set you up with your own personal website with ALL properties that fit what you are looking for.

Realtor.com is under the auspices of the National Association of Realtors, so it's going to be your best comprehensive source since they get their feeds from the individual MLS's. They aren't always the most up-to-date though.

You can also google up a realtor in Kyle and use the MLS link on their website. It probably has an auto-capture feature that will get you a call or an e-mail from a realtor, but that's a small inconvenience or it could find you your realtor. The feeds we are given by the MLS to link to our websites are not as convenient to use as our direct access MLS, but the information is the same and it's accurate.

Why don't you use Realtor.com. I think all the listings from all the MLSs will be there in one spot. You can also use yahoo.com
