A good Realtor can tell you what they offer that sets them apart from the rest of the pack. Also, they can give you a Market Analysis to help you price your home correctly. Then pick the one that is going to work best for you.

The medical center in San Antonio is a "hot" market. There are several other neighborhoods nearby that compete, including some new construction. The ratio of Active to sold in the larger 1/2 mile radius, including only homes built in 2000 or later is 8 active (2 of those are under contract) and 15 sold in the last 6 months. Of course, averages don't sell homes. What is required is professional preparation for showings including stunning photography, since the first showing is always on the internet, Massive internet syndication to assure the widest possible audience, and pro-active marketing. Of course, price has to be right at market. When those things all happen, the homes sell very quickly, sometimes with multiple offers.
