This is our first home. We have been at it for about 4 months now and they keep telling us that it is the title company's fault and have asked us to provide the same documents more than 4 times. Should we be concerned I am. There not much we know we can do though because we have sunk all our resouces into this deal. We really need a house though we have 7 children the last two twins and there is no room in this little two bedroom appartment! Please advise.

Yes 4 months is a long time unless you have credit issues and they are waiting for your credit score to go up. Is that the case?
Also, if they say it's the title company's fault, is it a question that the title is not clear and they are working on clearing it. Are you sure that the mortgage company can do a loan on a manufactured home? the guidelines for those are even stricter.
Is this for sure a foreclosure or a short sale? Foreclosures don't take much time but short sales can take up several months.
You need to get more details from your loan officer.

Where is your buyers agent, 4 months is an extremely long time. It has nothing to do with the title company unless they are trying to clear any liens, however title companies are experienced in getting majority of the deals closed within 30 days from execution of the contract.

I certainly understand your concern. I am not sure what type of foreclosure this is (either bank, HUD, VA etc.) Any government foreclosure can take more time than a normal loan however, it should not take 4 months. What type of loan program are you using? I am located in Austin TX and would be happy to review your file to see what can be done to speed the process. I am actually in the process now of closing a double wide foreclosure for one of my clients in Temple TX and we will have it done in less than 3 weeks.
