How long is a condo in Galveston generally on the market?

Galveston, Tx. The condo I am looking at is in ok condition (I would fix a LOT of things in it--appliances, countertop, paint/wallpaper-all aesthetics but they add up!) and has been on the market for about 3 months. Is that a long enough time so I can ask for a big price reduction--about 15% of its asking price or more? The price has publicly(sp?) been reduced once or twice already. Thanks!!

My colleague Terry already gave you some great advice...I just wanted to add that everyone wants the best deal possible. There are never any rules written in stone..Get the advice of a Realtor. If you have a Realtor as your "Buyer's Agent" they will help advise you according to the market, what's sold, what's current..and they will work only for your best interests in negotiation. Commission is always paid by the seller..it's a good idea to have a Realtor represent just you in any transaction. It's free to you, and it's worth it. Sometimes an offer will be considered "insulting" to the seller if it's too low according to the "comps" or what has recently been sold. That's where a Realtor can help the most. Good luck, and if you need any further help, feel free to email me. Good luck! ~ Lorna

Home Buying in Galveston-There is no rule as to when you can offer less then the sales price. Go for it!! Do investigate to see if there are any special assessments; the need has risen since IKE. A price that may look good doesn't after you add in special assessments and higher maintenance fees. Find a qualified Realtor rto assist you!
