M, Home Buyer in Silicon Valley

How is the willow Glen area and commute to Santa Clara, Sunnyvale & Mountain View?

We are new to the silicon valley and exploring the Willow Glen area for a SFH. We prefer a small town feel which is family oriented. From reading abut Willow Glen I've got the impression that it might offer that in the < 1M range. One of my concerns is commute ... how would the commute be from Willow Glen to Rivermark area in Santa Clara and to Mountain View? We would ideally like to remain in the 30 min commute range.
Also, how are the schools in the area as well as resale in Willow Glen?

If you want a Willow Glen like neighborhood but are commuting to Rivermark or Mountain View, check out the Rose Garden and/or Shasta Hanchett areas. You will reduce your commute by 10 or 15 mins.

So I'm the one who originally posted this question. We moved into Willow glen late last year coz we loved the area and We''ve been doing the commute since then. The Commute to Rivermark has pretty much been ~30mins peak/off peak and Mountain view can run to 45mins peak hours but off peak its a smooth ~30 min drive. Never tried the train which might be a good option for mountain view. Since we don't have to be at work at exactly 8am it works out well for us. We love the area and the commute is well worth it!

I did the commute from downtown WIllow Glen to Mountain View for about a year it was awful.

getting to places on the peninsula is infinitely better when you live closer to central expressway.

In the north Willow glen you have a Caltrain station which take you to Mountain View. As for Rivermark that is about 30 minutes commute.

I live in Willow Glen and LOVE it. I like the walk to downtown and the uniqueness of the homes (not all cookie cutter), the parks, and the trees. I use to work in Santa Clara at Lakeside and Bowers. I would work my way up to the Alameda and then cut down central expressway and it would take me about 30 minutes. If you can use commute lanes, HWY 87 can be an option.

Resale in Willow Glen, historically, has held up well. The appeal of the downtown area and Booksin Elementary has been key to keeping values up. It is also centrally located in regard to the highways and airport.

I am a little biased but I do think most agree on Willow Glen. Another great area within the 30 minute commute is Cambrian Park. You have good schools, San Tomas expressway for the commute and Campbell's downtown.

The traffic is not too bad. But you have to drive the commute at different days of the week and different times of the day to find out for yourself.

Willow glen IS a great community, with a great downtown. Depending where in Willow Glen you end up at and the time you leave your commute can easily be 30 minutes and probably more. With no traffic you can do it in about 20 minutes. As to schools here is a great link. This is a particularly good time to be buying and if you are planning to stay more than 5 years, history says you will do just fine when it comes to resale.

Welcome to Silicon valley! Willow glen is a charming beautiful area and historically it has enjoyed better than average appreciation in value. In the last year or so the home values in willow Glen have suffered making the buying opportunity very attractive.

To commute to Rivermark you'll most likely want to take 87 to 101. Both these freeways are busy, bumper to bumper during the commute hours. I'd say 30 minutes is reasonable on a good day.
As for Mtn View, the best route will be 280 north to 85. 280 is not bad and it travels at a good speed during the commute hours. However the intersection from 280 to 85 and 85 to Mtn view is somewhat busy and slow. All and all I'd think, on average, you'll have a shorter commute time to Mtn View than you will to Rivermark.

Willow Glen has a few elementary schools some are better that others depending on the address of the home. You'd want to make sure your new home is within one of the better schools. For schools information you can refer to http://www.greatschools.net web site.
