How is the market doing in CC or FT MYS. ? we would like to buy a home with a pool with the best sunset
available , hopefully with a boat dock or owned slip .. Can anyone give me some examples , how is the insurance issues , costs , etc. is the cost signifigatlly diff. between condo or single home ins. ?

It's definitely a good time to buy in the Fort Myers/Cape Coral area. For example you can purchase a direct Gulf access canal home with a sunset view for $280K to $340K asking price, with 2 car garage, over 1800 SF, South West Cape Coral, a tad over $4000/year in property taxes, qualities homes and location, about 15 to 30 mn to the river, enclosed ground pool, open floor plan and lots of tiles and modern features and counter tops..
The market is slow so it is a buyer's market.There are of course a fair amount of foreclosed homes and short sales.The location will determined the price and for these homes under $350K with direct gulf access they have a tendency to be a bit older in the Yacht Club area( close to the river), but they may be very well updated and a mile or 2 away from the river you will have more choices of recent homes.I would need to know your price range to give you an insurance quoat, and other closing costs.. There are of course homes at much lower prices with Fresh water canal frontage as we have over 200 miles of canals and lakes in Cape Coral. As far as Fort Myers is concerned ( that would be for example South West Fort Myers ) along Mc Gregor or Iona, the prices of homes have a tendency to be higher then Cape Coral. Fort Myers beach has homes that start in the high $300K minimum with gulf access but at these prices they do not even compare with the quality of homes in Cape Coral and you will have to spend over $400K for a decent home on Fort Myers Beach.The DIfference? you would live next to the beach from anywhere as the Island is only one mile wide at most.There are however deals everywhere these days and I woudl need to know what kind of home you need. The big difference with condos are the monthly fees. In most cases you do not have to pay for Flood Insurance with a condo as it is part of the fees.I have seen gorgeous condos under $270K with docks and great sunsets in the Iona area.In brief: the most interesting deals these days would be single homes and condos in Cape Coral for a gulf access property but due to the type of market we have you have a tremedous choice of homes and areas for affordable prices. You have to ask yourself, what do you envision yourself doing with the property?

Insurance is not the problem that it was a couple years ago.......the last question you had is if the cost of condo and single family homeowner insurance is a lot different.....depends on area, age, construction type....etc...lots of different variables.
