How is the area just south of 95 in Ewing?

We are looking to move in the area of Susan Dr in Ewing, near Federal City Rd, just south of 95. Before going further I wanted to ask everyone on here if they know of any issues with that area. We do not have kids (yet) and we are looking to stay there 5-7 years...so we're not concerned about the middle school and high school (which we heard are not the greatest). Thank you so much in advance. Any information would be helpful.

Hi, the area you are interested in is a very nice area. It is true that the taxes are lower in Pa. and the Yardley area has great prices.

I have 20 years in the real estate business on both sides of the river so give a call if I can help answer any other questions you may have on real estate.

Best regards,

Hi Dstanca,

I know the area very well, and lived there for a few years. And my best friend lives right there, a few blocks from TCNJ.

Now ... with that said, I am about to try and save you several thousand dollars per year, and provide a better life for you and your family. Note: I am not a real estate agent - I'm like you, a home buyer. I lived in NJ for 17 years. I'm not trying to sell you anything (well that's not true - BUT I have no personal benefit from doing so).

Since you are asking about Ewing, clearly you have no commuting issues that would prevent you from moving just a few miles West into PA.

It's all about the taxes. Income Taxes and Property Taxes. Well ... you'll also save on car insurance AND your kids will be in BETTER SCHOOLS. I hope that I have your attention, truly!

INCOME TAX. In NJ you pay state income tax of 5.525 or 6.37 ($75k or more). In PA it's 3.07. That's a lot of money in your pocket.

In PA, the property taxes will be HALF of the equivalent property. Or better. My very very good friend pays $5500 per year in taxes on a home in Ewing that is worth about $200K. I pay about the same, slightly less, on a home that is worth $450K in Bucks county (just over that river yonder).

Yardley or Yardley Boro (both are Lower Makefield township) are well worth your consideration. They have the well-regarded Pennsbury school district and do NOT have Earned Income Tax (some places in PA do).

Keep in mind that every $600 you save on yearly taxes is worth an extra $10,000 on a 30-year mortgage. YES! You can pay more to a goverment that will waste your money or you can PAY Yourself and get a better home!

As mentioned some towns in PA do have a 1% earned income tax. Here's all the info that you need on that:
http://munstatspa.dced.state.pa.us/Registers.aspx

Thank you for your attention! If you'd like my recommendations on a realtor to help you find a home for you and your family there are two that I would happily refer to you. My email is in my profile.

If I have said anything useful - please feel free to give me a thumbs up or even (gasp) the coveted "best answer" - I live for those!

Best regards!

Jeff

Dear Dstanca,
I used to live in the Briar Crest area near Susan Drive. It is a nice area close to Rte. 295 for easy access to Philadelphia and the Rte. 1 corridor, North for commuting to restaurants and shopping malls. For school information, I recommend the School Report Card and the School Report. These are statistical web links that will answer your questions. You can also get demographic and crime statistics for that area. I will be glad to help. See my weblink below for some answers to your questions.

I live right near the college of NJ more toward the trenton side of Ewing. Where you are interested in is more toward the Pennington, Hopewell side of Ewing. While that area will have more traffic due to 31 and the 95 entrance, it is toward the better half of the town. Ewing is a great place to live. I've lived there for 4 years now and people are very friendly and are more community based then some of the more "expensive" towns.

Feel free to add me as a friend on facebook or email me with any specific questions.
