How is the Walden Creek neighbourhood in Apex?

I specially intrested in knowing what are the projection for property increase in this neighbour hood since the homes here are already start from mid 300s.

How is this location compared to some other location in Cary across NC 55? and last but not the lest what is the reputation of the neighbourhood schools?

Walden Creek is a great neighborhood... Nice amenities, great location, and the swim team is huge! The location in Apex is fantastic. I personally live in Cameron Park, just off of Olive Chapel. Hi Blue, the other answers provided are also correct. I just wanted to mention that there are three sections within Walden Creek. As Carla mentioned below there is a section that starts in the low $200s. The builder in this section was Pulte Homes. I can't remember the builder in the 2nd section at the moment. The homes built in the higher-end section of Walden Creek that go up to $400k are built by custom builders. The appreciation rate for this section has been higher than the non-custom homes.

The information below is to the best of my knowledge and can change at anytime:

You can check out the school scores at http://www.wcpss.net. Keep in mind schools in Wake County can change. We have a new school board and it is highly likely there will be rezoning somewhere in Wake County, especially as Wake County continues to grow.

There are some homes in Walden Creek listed and selling in the 200's. The majority of the homes that sold in the past year are in the 200's. According to the TARR report the average sale price is $268,929. However, you'll find most homes in Apex/Cary and Wake County in general that sold this past year were under $300k. We're finally seeing more buyers for the $300k range and up.

As far as homes on the other side of Hwy 55, it would depend on the specific neighborhood. According to the TARR report, these are currently the top appreciating neighborhoods for the area in order:

One more thing about Walden Creek, it is a lovely neighborhood. I wouldn't necessarily rule it out just because it isn't the #1 appreciating neighborhood. It did make the list which is positive. Walden Creek is very convenient with several neighborhood entrances. It's close to Beaver Creek Shopping, Hwy 55, Hwy 64, medical facilities and more. Some homes back to the road and probably sell for less than others. Overall, you'll get a nice home for a good price. In general Cary/Apex schools are highly requested. We've heard there will be a new high school at Roberts Road. With budget cuts, we don't know when that will be and we don't know which neighborhoods will be zoned for that new school. From what I can see, one thing you'll need to check is where the 540 extension will be in relation to this neighborhood. Lastly, have a Realtor help you find the home that best suits you. I always feel resale is important. But, there are other things you'll want to take into consideration as well. I hope this helps. Best of Luck!

According to the TARR reports, the average appreciation rate for Walden Creek is 2.44%, based on homes sold over the past 13 months. This compares to an overall rate for Apex of 3.71%, with the majority of sellers having purchased before April 2007.

Turner Creek Elementary is rated 10 of 10 by GreatSchools.org.
