Homes in the subdivision also are of different size, so lot size and size and upgrades on the homes will make a difference among available properties. But assuming that a very much identical home, in size style curb appeal and upgrades is located on the lake with a lake view, or away from the lake without a lake view it
will make a difference....
a) you will enjoy the view winter and summer!!!
b) when it comes to selling the lake view will intrigue more buyers

So yes lake view and on the lake is a nice asset!

Thanks for the info Peter. I was told that a house on the lake in Terramere could sell for a significantly higher amount than the rest of the neighborhood. Not true? Interested in seeing one on the lake if it comes available.

Hi, very few houses in Terramere were sold this year so it is quite difficult to assess values there, right now, in the middle of recession. The last sale is from July of this year, at $450,000 (4br, 2.5 ba). House located 2 blocks from the lake. A similar house on Walnut Ave, that sold in Sept. 2008 was almost $80,000 more expensive, even that located further from the lake. Given the state of economy, I am sure there will be many sellers willing to sell their homes in Terramere for less than $450,000
