First off, you can find a reasonably priced home in this subdivision comparitvely speaking then in the heart of Plano. Currently homes are selling for an average of $79.60 a sqaure foot. All the homes I can see on the market are all generously above the 2,000 sqaure footage mark.
As far as location, you are very close to two middle tier golf courses - Pecan Hollow (Plano's municipal golf course) and Los Rios golf course...a nice course. Unfortunately though, it is located in a flood plain that acts up every now and then and saturates the course. As Naimi spoke of, Firewheel mall is close as well and with George Bush presently being extended further and further into Rowlett, future price appreciation is probable, but you will most likely need to sit on the property awhile since there is actually still room to grow.
Technically, I believe Fairfield is Plano real estate territory, but I know Murphy and Plano blur together at this location. I would encourage you to buy in Plano given our Effective Tax Rate of 37.8 cents per $100 of salary earned.

It's a nice area. It is very commonly known as being in Murphy considering its location. The primary builders there were Woodhaven Homes and First Texas Homes. Both good builders. That area is seeing a lot of growth with all the new businesses opening on FM 544.
One of the desirability of the area is that it's in Plano ISD a highly regarded school district. It is a diverse community too. It is very close to the Firewheel Mall.
