How is the community for a couple starting a family? Is the traffic going to ease on McGinnis Ferry? Will the prices in the community appreciate keeping in mind the development coming on MCGinnis Ferry or are prices going to come down with so much construction.

Seven Oaks is a nice community but is showing it's age. The homes are in that "updating" age range and that has to be considered as kitchens and baths can run up expenses. The advantage to that communty over one of the monopoly board new communities is feel....this one is done, lots are larger, landscaping mature....and it's a pleasant setting driving in with the pond and all that.
You'll need that pleasant setting because many people bleed from the ears trying to move around the area, traffic is a disaster and it will continue to be. Alpharetta east of 400 blew up with homes well before they worried about the roads, we see the result of that logic. While there might be some relief, I don't expect much as there are just so many homes and that's the source of traffic.
As far as value trends in Seven Oaks and the area in general, drop me a line. I'm an appraiser as well as associate broker and I'm in the field and data all day, every day. There are parts of Alpharetta that have maintained value over the last several years and that "location, location, location" adage has applied.

Is traffic going to diminish? I'm rolling on the floor laughing!! Appreciate? What's that. Right now, you buy a home because prices are dirt cheap and money is practically free at less than 5%. You buy a home because you like it and the location meets your needs. It's a great community, just plan on living there a while before you realize a profit assuming our market turns around in the next 5 years, of which that might even be wishful thinking.
Seven Oaks is a great community as is the surrounding neighborhoods because of it's great location and plentiful amenities. Honestly, I would not bet that the traffic will ease there. In fact, with the widening of the road, it will ease the congestion but make way for a bigger volume of traffic. In my opinion, I don't think the construction will bring down the prices, however, the homes in Seven Oaks are a bit older and therefore probably won't appreciate in value as much as something newer in the area would. Seven Oaks is a wonderful community, with lots of activities for all ages. Their amenities include a clubhouse,pool, water slide, tennis courts, basketball courts and soccer field. There is a swim team and multiple tennis teams available for all ages and abilities. The neighborhood attends some of the top schools in north Fulton.
As far as traffic, McGinnis Ferry Rd. is being widened right now, so that is creating some bottlenecks, but once the work is done it should relieve a lot of the congestion, especially with eliminating the 3 way stop at the intersection of Sargent Road. No one can predict how much or how little prices will appreciate in the future, but I think Seven Oaks will do well because of the amenities and schools.
