The premium placed on the house due to its green features needs to be in step with the financial savings the buyer will have living there. The new homeowner should be saving money after the increase in mortgage payment is factored in. A true green home should save you money.

Well coming from a fellow agent, I would pay more, no questions asked. In the past few years, my inlaws built a new home and opted for the geothermal. A client bought a resale, ripped out the perfectly good HVAC system and installed geothermal. Then the buyer of his original home ripped out its HVAC system and put in geothermal. All are thrilled with the performance and the quick payback.
