The villa market is flooded with inventory and the majority of villas that have sold are selling in the late 2004 and early 2005 price ranges. However, the great buys are harder to find and many Kiawah owners believe that Kiawah is very insulated. Kiawah is not immune to the housing market and inventory levels are almost at all time highs. Over a four week period this summer, I closed four villas on Kiawah. Three of the four sold for late 2004, early 2005 prices. Granted, we do see some buyers who know what they want and will pay a premuim for it. We have seen record prices in some catagories. Regardless, Kiawah is a solid market and is not as depressed as most of the country. I do expect the market to stablize in 2009. As we approach the PGA Championship, the market should begin to go back up.
