How does someone with bad credit get pre-approved for a loan, even if it isn't a large loan?

I want to buy a house in Canton,OH but my husband and I both have not-so-great credit. We will have a good downpayment once our home in SC is sold, but we are worried about a loan.

Hi Kimberlie. You definitely need to talk to a lender first. They'll be able to tell you exactly where you stand and if you can get a loan or not. If you can, great. If your credit is too low, and they can't approve you, there are alternative methods of getting into a home. One popular one right now is a lease-to-purchase (aka lease/purchase). You would lease the property you like for a certain period of time and hopefully by the end of that time priod your credit has increased enough to the point where you can now afford to buy that home. Another option though is to maybe look for someone selling their home who is offering seller financing. Hopefully this helps. Cash is KING... depending on the loan to value (how much you borrow vs. the purchase price). I would get with a good loan officer. Your realtor should be able to suggest one, or my wife can lend anywhere in Ohio and is very good with troubled credit.

Check with a lender. Your credit may not be as bad as you think. If that is still not an immediate option for you, you may wish to consider pursuing alternative solutions: Rent-to-own or Lease Option, Land Contract, or perhaps even a Third Party Lender (Private Lender).

With the way our market has been, more and more options are becoming available for people with less-than-perfect credit.

We have several local mortgage companies who would be happy to qualify you over the phone.
There is also a company I'm aware of that will help better your credit standings for a loan too.
This way, you can have a game plan for coming here to Canton.
