How does "fractional ownership" work? Is it merely sharing a property? Whose name is on the title? Do you actually own part or all?

RE: 14-252 Papaya Farms Rd., Pahoa, HI.
It is listed for $60K. However, it states on a DIFFERENT site that this is sold as "fractional ownership." Is it because the County does not want to divide the land? Is it like a condominium complex, you are entitled use of the entire property? It would be nice if all RE sites tell it all, as it eventually will come out anyway.

I'm sorry, but I honestly do not know how fractional ownership works. I have never been involved, studied or been a part of this type of ownership. Usually it's offered as the price is so high that they want to sell parts, not that the County doesn't want the land subdivided. Here is the name of the agent that is owner and listing agent of that property and she should be able to tell you how it works. I would imagine that there will be different spins on this type of ownership for a while. I totally agree with you about full disclosure but we are most often limited by the amount of data that can be input on any one listing. By the way I couldn't find it listed for $60 k. Hi Dede,

The reason all sites don't have the same info, is because of the fields that can pick up from the original listing and display.

Either part of the land is available for use, or all of the land is available for use some of the time.
It is shown as fractional on Realtor.com
