How does Realty Trac fit in the equation? What % do they get fr a sale of a house? And who hires them to ad for a home in foreclosure?

Realty Trac publishes legal notices on properties. They do not get a percentage and the property is not listed for sale on Reaty Trac just that there was a legal notice.
They get money from advertisers and from people that subscribe to their service.
Their data may not be the most current here is an example of the disclosure on a property from today Oct 18 2009

If you sign up you will know who is being served with papers but be careful about going up to their door and asking them if they want to do a short sale. Some people take offense at , in the terms of someone that called me to help them "vultures knocking on the door".

Hi Wanna Know
Realty Trac, Foreclosures.com and Foreclosure Radar are all pay services for consumers, agents, and investors. They also have agreements with realty site to post properties. They are not Realtors and do not sell properties.

Hi Wanna,
Realty trac is paid by YOU when you join their "service"! I don't think anyone hires them, and the information on their site is also available to your realtor. I would highly recommend you hire a buyer agent to help you, rather then spend money on these consumer sites.

There are people that contact people that have received Notices of Default and see if they can buy the homes from the sellers direct (investors, flippers).
