How do you know if a house is under contract or sold in Trulia? I have been liking some houses and eventually I am finding this info later.

Hello Kiran,

You will want to find an agent to work with who can pull up this information for you. Typically new listings are not populated in sites like Trulia for 24 to 48 hours after they actually enter the MLS or reflect an accurate status change.

So find an agent who can pull up to the minute data for you when you are seriously looking for a home.

Best to look at one of the realtor websites directly like the link below or realtor.com. These will have the most up to date information. However things do move pretty quick around here. Some will show active when contract or negotiations are in place.

It is best to work with a local agent that has the up to date information. Local agents have access to hip pocket listings (not listed but coming soon) homes.
The market is moving extremely fast and and good local agent will make it happen.

With the current hot market in North Texas, desirable areas like Irving or Coppell entertain multiple offers as soon as they hit the market, so your best bet really is to work with a Realtor or Agent. Only Realtors can update the status and input the data at the source, before distribution to many search sites. Sold data is privileged information and only available from licensed agents. Trulia is actually on the slower end when it comes to updating the true status of a home on the market. Your best bet would really be to connect with a realtor that can provide you property alerts directly from the MLS. The data is always much more accurate. Realtors websites are governed by the State we are licensed in therefore WE as agents must post accurate info WHICH includes entire street address.
