How do a sell my current home in Philly to buy a home in Delaware?

If you still have your home in August and posted the question in January, it should be self evident that the list, put up a sign, post in the MLS & pray system is flawed if not completely broken.

A properly marketed auction will deliver 100% of the present cash market value for a property 100% of the time.

Over 1-million properties have been sold at auction so far during 2009.

It's high time you call an Accredited Auctioneer of Real Estate to deliver cash, not excuses in about 4 to 6 weeks.

Hi Vernon! The first thing you need to do is talk to a Realtor in your local area. They are going to be the expert for determining what your current home will be worth, when marketed. They will be able to give a free analysis detailing what similiar homes have sold for and what they would expect your home to sell for when listed. They should also give you a marketing plan for how they will market your home, so that it is exposed to the highest number of buyers and hopefully will sell in the shortest time possible.

The real key is to get it ready to be on the market, as soon as possible, so that you take advantage of the upcoming Spring Market. The Spring Market is notoriously known to be the time when buyers and sellers are at their most active. Buyers and sellers want to be in their new homes by summertime/start of the new school year. So, this makes it a great time to get your home ready to sell.

As far as buying in Delaware, you have such a great opportunity. Like buyers coming to look at your home, there are plenty of homes available that will meet your specifications and pricing in Delaware. Vernon, Talk to a good agent in Philly and find out what your home should sell for and the average days on the market in your area. Use a good agent who will market your home well. Price your home competitively. You should pretend you are a buyer in your area and when you look at all available homes, would you consider your home for the price. ? Your agent can explain how to make an offer on a house in Delaware and should be able to guide you.
