How do I tell if a property is a townhouse or condo?

Townhouse design implies shared walls, multi-story with an association governed through bylaws and covenants, in most cases. Condo design implies 1-story unit with an association governed through bylaws and covenants, in most cases.

There are also 2 types of associations governing a community, if applicable: homeowners and condo. All condos, mostly, are governed by a condo association which is, most of the time, responsible in maintaining all aspects of the community; unit owner is only responsible for their space, or "studs-in". Townhouses can fall into either category. If homeowners association, the level of services rendered may range from just common area maintenance and trash & snow removal to also include some exterior maintenance. If townhouse is in condo association, unit owner is only responsible for their space, or studs-in".

When purchasing, take the time to read through the association documents to make sure you understand the responsibilities of the association and you, the property/unit owner.

Good Afternoon Barton,

The difference between a townhome and a condo is...a townhome association does not cover the outside maintanence of the townhome (roof, siding, homeowner's insurance etc.) a condo association does. Usually you will find that the condo association's monthly fees are higher than a townhome association for that reason.
