Is there a difference if I'm looking for a single family home versus a condo, or some other type of property?
Nice job by Marc! Offer less. The worst that could happen is they say no, you don't get the house, and you get a house later for even less money. There are a limited number of buyers out there, and sellers have to compete for your money. Let them know that you like several different homes, and you'll buy the first one that accepts your (lowball) offer.

Home prices in South Florida have literally melted down. The first to plummet was the lower on the food chain properties (less desireable). Now we have seen prices in the big builder mcMansion subdivisions halve in a short period of time. There are ocean and IC waterfron condos going for a tiny fraction of their highs.
Why are they not selling? The monthly expenditures such as condo (or homeowner assoc in the case of Sing Fam RE) fees, Taxes, Insurance ect, are higher than it would be to rent the same property. A losing situation.
In most cases, even if you were given the property, the monthly costs still outweigh the rent. This may not be a bad situation for you, but the market overall will move towards alignment with these fundamentals, in other words.....Down!
Nobody cared about the $1000 per month condo fee when during the Easy Credit boom, Beacuse you could sell for a huge (flipped) profit. This put all those condo fees and taxes back in your pocket.
I will stop now, but you really need to take a step back away from the trees to see the forest......

Regardless of the type of property you're looking at, offer less!
We are currently in a strong buyers' market - the buyer is in the driver's seat, not the seller. I'm not suggesting you go overboard with a severe low-ball offer, but you and the seller should be able to come to a mutually acceptable compromise.
Your Agent should provide you with a list of what has recently sold in the specific area and a list of what is currently listed and for how much. Those #'s, combined with the condition of the home you are looking at, should help you make the right choice.

First, your Realtor should help you determine if the asking price is on point with current sales. Then, condition of the house should come into play. For example, if the roof needs repair then your offer should be less than the asking price.

Look at comparables. There is always lots of homework to be done when comparing homes for purchase. Is it updated or will you have to do renovations? Minor and major?
Although condo's have suffered in the current market, there are still some great opportunities to own condominiums in Palm Beach Gardens. With the presence of such great communities as, Admirals Cove, PGA National, Ballen Isles, Old Palm just to name a few, there are countess choices for the home buyer.
