How do I go about finding a realtor who is familiar with FHA approved housing? (ft lauderdale)

If you're looking at FHA because of the low downpayment option, you can broaden your possibilities by looking into a HomePath mortgage. You can put as little as 3% down and they are not as strict as the FHA, which is pretty much out of the question in most communities nowadays because of restrictions on foreclosure and rental percentages. You can get pre-approved for a HomePath mortgage an regions bank or any of the lenders found on HomePath.com. These loans are only available for Fannie Mae owned properties and you can find these on the same site.

Hi First Time,
Most realtors that are familiar with a particular area going to be able to guide you to the FHA approved buildings. If you are searching for condos it will definatly be tougher. Townhomes and Villas with and HOA will be easier and single family homes are essentially all qualified for FHA with some exceptions if they have repairs issues.

All realtors who are still practicing are very familiar with the different options available to you, if they do not it would be in your best interst to find a realtor that is.

FHA is a way to Finance a home with a low down payment. You need approximately 10% of your purchase price to buy a home.

I think the better question is to identify the mortgage brokers, who specialize in FHA loans, and get a professional realtor to hook you up with them. I know a couple in Hallandale & Hollywood, I'm a mortgage broker and realtor. FHA has recently increased their fees and rates to offset the costs of all the foreclosures/risks. Therefore, it might be better to go Fannie Mae's Homepath, which is a guaranteed loan program w 3% down. Also, on some REO's (bank-owned), FNMA is giving 3.5% twd closing costs:)

There are only certain condo buildings that are pre-approved for FHA loans. We can set up customized searches for FHA deals....if you want to send me your criteria, I'd be happy to set one up for you.

FHA is one of the loans a buyer can use to purchase a property with 3.5% down. There are other costs involved, so the buyer needs to be aware of this. I am going to fort Lauderdale today to look at townhomes with my FHA buyer. Good Luck!

You will have plenty of agents or Realtors to choose from here, or search profiles on Truila or Zillow.com. In this market, most agents, if they have experience, should have experience with FHA. They can help you narrow down your search and use FHA as a sorting tool. Best of luck.
