How do I get comps ?

Your local Realtor is the bes source for accurate up to date information, why not take advantage of their expertise?

You can certainly look online but much of the information you see can be either out of date or without context.

Two of the best sites that I know of for Utah is realdealutah.com and bestbuyersearch.com. They are easy to navigate and quite user friendly.

here is a place for you to get information about the market in your neighborhood: solds, currently for sale, listing to selling ratio and listprice to soldprice ratio. Should give you what you need to get started.

Get a top notch agent or a few agents to do a cma of your current market value.

Any local agent can provide comps, therefore if looking to buy in the near future, consider working with an agent of your own...

Although internet sites like this or zillow have comps, they are not complete and may not be up to date, the bets comps are from an agent who can pull them for your local MLS for you.

Utah is a non-disclosure state, so even though sites like Trulia and Zillow may have some property value information listed, you should not rely upon its accuracy to determine the market value of your own property. Pricing is arguably the most important factor in marketing a property, so you definitely want to get it right.

If you are planning to sell/purchase a property on your own, I would still recommend contacting a Realtor to request a comparative market analysis for any property you intend to sell/purchase so that you can get the most accurate and up to date information.

Sites like Trulia and Zillow have some functionality built in to get comps. However the best way to go about it would be talking to an agent who can get comps for you. They have full MLS access and will be skilled at knowing how to get true comps. (Keeping in mind that in order to have a full price opinion an agent may also wish to do an interior inspection). You can find a list of agents in your area here on Trulia. And most agents will be happy to do this for you at no cost!
