How do I find rent to own/ lease purchase homes in Lawrence?

Hi L,

With the $8000 tax credit gone now and because some house lookers simply cannot get a loan at this point in their life, lease purchase/rent to own options, while very few in number are better than renting. I refer you back to my original answer, cut and pasted below for easy reference. I have experience with this "creative finance" method, so if you are still interested, call me.

As I mentioned in my answer to your other question, what you need is an excellent resourceful Realtor who will help you find the lease/purchase properties that are available. I have experience with these options and in locating them for you.

are you still looking for a leade to own option and interested in moving to lawrence? It is not out of the question with the property we have listed. It has been a while so please email.

My guess is that it is your goal to build up some equity in a property before actually closing on the purchase of buying it. Or, perhaps you don't want to go through the loan process at this time in your life.

It is difficult to find homes that are "rent to own" or "lease purchase" because the owner of the property usually has a monthly mortgage payment to pay that includes taxes and insurance. Most landlords of single family homes are not able to rent their homes out for much more (and sometimes less than) their monthly payments. Therefore, it isn't feasible for them to apply any portion of the monthly rent that they collect to go toward a tenant owning the home.

The best option is to not attempt to find a "rent to own" or a "lease purchase" as those opportunities are so rare in this area that it would be a waste of your time to attempt to find one. Instead, I recommend finding a local loan officer who can pre-approve you to buy and close on a home before June 30, 2010. If you are a first time home buyer, the U.S. Government is currently offering you up to an $8,000 credit if you write up and get an accepted offer on a home by April 30, 2010 and close on that purchase by June 30, 2010. This tax credit is way more than a landlord would credit you on a "rent to own" option. So, when the government offers you $8,000, I recommend that you accept it and find a great Realtor to guide you through the process. See http://hedgesrealestate.com/ourrealtors.html
