Your looking for ME! I specialize in Foreclosures at all stages. I work a great deal in the Fort lee area and can pretty much tell you every detail of every home in distress that are on the market and many that are not!

I'd be happy to discuss the homes you have interest in and share some that you may not be aware of.

I would agree that http://www.rebac.net has a great source of Acredited Buyer Representatives.

You will need an agent who is willing to prospect for you. That means contacting the owners of preforeclosure properties to see if they'd be willing to selling. To find an agent to do that you might need to interview several...you could start at http://www.rebac.net for accredited buyers representaitves.

Pei,

As previously stated not all pre-foreclosures are available for purchase. Also depending on where you are collecting your data from, it may not always be the most current property information. Pre-foreclosure status means that the homeowner was behind on their payments and typically a notice of lis pendens is filed. Many homeowners that are in pre-foreclosure are most likely reaching out to their mortgage companies and seeking loan modifications and/or forebearance agreements to get back on track. Not all pre-foreclosures become REO properties (foreclosed upon and bank owned). However, sometimes pre-foreclosures are actually on the market for sale and will most likely be listed as short sales.

With all that being said, you should not limit yourself to just foreclosed properties as even though it may seem desirable they are not always available and more importantly are not always in the best condition or the best deals. You should be seeking a buyer's agent to work with and one that has also has experience in short sales and/or REO property so that your options and interests are protected.

If you need a referral for a Fort Lee agent, send me an email but I'm sure an agent in Fort Lee will most likely respond to your post and you can decide with whom you choose to work with.

Good luck.

pre foreclosures are usually not ready to be listed yet, they havent gone through the whole process yet, concentrate on the houses that are on the market and have a buyer borker keep an eye out for new properties each day. i did work with a great agent in Ft Lee, if you want a referral just send me an email with your name and contact number. good luck

Not very many like to do it.
Banks are not ready yet to face all of their problems.Better if you try to BUY non-foreclosed properties.
There are a lot of Sellers with much better prices and it is a much cleaner process.
