place is being vandalized and weeds have grown up all over and tax records say the owner is as of 9/2007, BANK OF NEW YORK TRUSTEE out of California. What does that mean? My husband & I would love to own this place!!!!

A local Realtor should be able to look up information regarding this property if you provide the Realtor with the address and all information on the notice. I would be happy to help you, but you would be far better served with a Realtor that is in your local market.

Both answers you have received so far are great. You can either contact an agent in
your area and if you don't know an agent you are confident in working with any of us
can refer an excellent agent in your area to you. The tax records are not always current
to the day and it seems like a long time for the bank to own without putting the property
back on the market. It is best for the agent to run a preliminary title and if the bank
is the owner of record to contact the REO department of that bank. Good luck and

From your description, it sounds like the original owners were trying to sell the home, but was unsuccessful, prior to losing it to their mortgage lender. It will come up for sale again soon with a different broker. If you contact a local Realtor, they can keep an eye out for when it comes back up for sale again and let you know. If you find one that is a full-time, full-service agent, you'll be more likely to have good results. In the mean time, if it truly is something you want, contact a local lender for pre-approval. If that is done, you'll have a quicker and easier time of submitting an offer when it does come back on the market.

This mean that the seller has lost the home in foreclosure. If you find an experienced Realtor in your area, he/she can check it out, and possibly help you buy it. Look for an agent who has a CRS Designation, as it takes five years or more, plus advanced education to obtain a "CRS". I have a catalog of the CRS's in the nation, and would be glad to look up some names for you, in your area.
