How do I find homes eligible for an USDA loan? I know there are certain neighborhoods these homes are in and I wanted to know if there was a website

Hello! You can go to their website and input the address you're interested in. There's a large area in Riverview and Ruskin that qualifies for USDA. Good luck with your search! We have communities with Brand new homes that qualify for USDA.

I found a great house and because it needed to be fixed up the land to value ratio was 70% land and it wouldn't qualify. Since it's an urban renewal program, doesn't that mean they know the homes need repairs and so the value ratio would be off? Maybe I'm misunderstanding the point of offering these loans. It seems the area they approve all have big lots (because it's a rural area) and small, older homes that need repair.
Any thoughts that might help, or is that just how it is with these loans?

I have a great USDA home for sale come to MA Small Town great school call donna at 1

They have the maps and everything. Nothing better to know directly from them, Even if the fund is exhausted eventually it will come back. Check your area and find out, next find a good lender, someone responsive, no good if they have tons of experience, if you can't even talk to them right?

Correct. But still you have seen my response that's all that matters. I just get pissed off when people don't know what they are talking about. I know companies that have been funding USDA loans none stop over the last several years.

It's funny how many people will just tell you that the funding is gone and you are out of luck. Not Tru! There are lenders funding the loans with a conditional commitment from RD. To answer the question at hand here is a page you can find the USDA eligibility tester on http://www.usdaloans.net Just put the address in but don't put the city it seems to work better that way.

Debbi posted the correct link where you search to see if a property is located in a USDA eligible area. Rick is 100% incorrect that USDA financing is no longer availble. USDA loans were only unavaible from May to September 2010 when USDA funds were exhausted. Since that time, there has been absolutely no interruption with USDA funding.

Starting October 1st for USDA loan funding’s, there will now be an Annual (monthly) fee, just like FHA. The annual fee will be .003%. The funding fee will drop from 3.5% to 2%. They say right out no mortgage insurance so in my mind the annual (monthly) fee may not be tax deductible. The good news is there is plenty of money available. My lender are closing these loans fast. My lender can help you get a USDA loan close don’t hesitate to call. The ever constant changing world of lending.

Funding for the USDA program has been exhausted. Unless you were previously approved and under contract, that lending program is no longer available. The next program for money down would be an FHA or VA program. Contact a lender that way you can get the most updated answer.

I was just told in the end of May by our Affiliated Mortgage company that there is still funding available for USDA and that there is no delay in funding and they are continuing to accept and process application packages. Please contact me if you would like more information.

I hope that you will be approved. My mortgage person informed me that once their funds are exhausted they will not be getting any more money.

At the above site you can see if your level of income will qualify and you can also input the property address to see it it is eligible.

From what I understand it takes a couple of weeks longer to close USDA so just be sure your Realtor writes your contract with sufficient time to close your loan.

Please contact a lender or a Real Estate Professional in your area. Here in my area of Colorado, the counties that are available (designated rural) for the USDA loan are Clear Creek County and Park County.
These are wonderful loans and readily available. The best part is that we can close them quicker than conventional loans.
