How do I determine how much to offer for a house in Jackson, MO subdivid avg. price 166800?

Average home asking prices in this subdivision are from 148000 to 188900. Homes range in age from 10 to 16 years old. No sidewalks. No schools close by. No parks. Is located 1 mile from the interstate. house is 2000 sq ft, 2 car garage, Split foyer has wall paper on walls.

Lynne,

Sounds like you need a buyers agent that will take the time to explain what the market is doing in your area, and give you a list of comparable homes in that area.

I am not sure if you like this home or not, however it does sound like there are things about it that do not please you and keep in mind that when you are the seller buyers will be thinking what you are thinking right now.

Split foyers are harder to sell than other floor plans. Are you going to be there long? Remember, you make the money on a home not when you sell it but when you buy it. A real estate professional can do a CMA (current market analysis) for you and show what homes have sold for that have the kind of amenities (or lack of) that you're talking about.

I have great friends in Jackson, MO and miss the area greatly.

It sounds to me like this subdivision isn't really your cup of tea. You have listed some attributes that seem unacceptable to you as a buyer. How long do you plan on living there if you do purchase the home?

I think your real question should be - why would I put an offer on a house I don't absolutely love? Remember, if you purchase, then decide to sell later on - you will have to answer the questions you have just asked!

Average price and price per foot are only the most general of guides to value. I look at those figures only to make sure that an asking price is not grossly out of line. Omitted from such gauges of value are comparisons in condition and updating, value of the lot, the desirability of a floor plan (i.e. a 2000 sq ft home with 3 bedrooms will be much more desirable to the majority of buyers than one with 2 bedrooms), etc. If you are working with a good buyer's agent, he/she should help you select the proper comparables. It is much easier to assess value once you have narrowed the data to those comps which are as apples-to-apples as possible. No point including the sale of a fully remodeled 1500 sq ft home in your comps when you are trying to determine the market value of a dilapidated 3000 sq ft home. Rely on a local professional who is familiar with the similarities and differences between the property you are interested in and the recent sales. Good luck!

I t depends on other things too, like condition of house. Does it need any major repairs? What is the list price? Are you asking for any closing costs paid by seller? You have to consider these into your bottom line.
