How come some of the houses here when we went to stockton its not available anymore? As what my agent said.

As many of the other posters have commented about, when Realtors® see property questions with links to ReatyTrac, Zillow, Trulia, etc. there is many times inconsistencies and downright errors in the information.

The basis of these problems is most all free property sites on the web will lack ACCURACY because they are not a true MLS.

A couple of reasons.
1. The only accurate source is the multiple listing service. Trulia gets data second hand so may not be up to date. Also Trulia is a source of information about houses and neighborhood which the mls is not.
Sometimes a property is listed as available but the listing agent has a contract in hand. The mls only requires the pending info to be reported within 3 days.
Your agent should check with listing agent before sending you to look at houses.

If your question is mostly asking why homes listed on Trulia.com are not always available for sale when you visit Stockton to view the homes, then that would be mainly because Trulia is not an actual MLS (Multiple Listing Service).

Some homes listed on Trulia are input manually by the listing agent, and if that agent doesn't manually update the listing once the status changes, then you won't ever know what the actual REAL status is unless your agent accesses that information from the MLS directly.

Also, the information on Trulia listings of homes for sale isn't updated immediately or automatically when a status changes.

The listing still shows as active but there are issues with getting access since the home is tenant occupied. It could be possible that your agent contacted the agent of the listing and was told that the home already had an accepted offer.
