I admire your courage. In this market, according to a 2010 NAR study, only about 9% of For Sale by Owner homes actually sold by owner, and 1/2 of those were sold to friends or family of the Seller. Today's Buyers start on the internet and call their agent when they have narrowed down their choices. We agents work long hours to make sure that our listings are on all available websites. We pay lots of money to make sure that they are featured toward the top of the first page of search results.
Normal Buyers don't have time to go looking for your house. The Buyers who will look at your property are looking for a bargain - they assume that THEY will get the commission you saved. In addition, some will just case the place to see if it is vulnerable for later (or present) robbery. If you were buying a watch for sale by owner, would you expect to pay the same price as you would at a jewelry store? No, you wouldn't. And FSBO Buyers don't expect to pay full price either. After all, they are buying a home at a flea market.
The odds are against you. We do this full-time. It takes ALL of our energy and resources and time to be successful in selling homes entrusted to our professional care. It's NOT a part-time deal. So, quit kidding yourself. You don't have the time, the tools (or the massive investment) required to be successful selling a home in this market. Get some professional help.

Trulia only takes listings from agents, are you listed? If you are listed with a local agent, have them set up an account with Trulia and get it on here. If you are not listed, you probably need to be. A good agent brings value to a transaction and will more than earn their commission. A bad agent, or none at all will cost you in ways you may never know. Find the best agent available and get your home before the whole market of buyers.
