How can i find pricing on condos sold in the last few months at 21 Kristin in Schaumburg IL?

we are looking to buy a condo here and upgrade it but the upgrades seem very high.. wanted to see what recents sales are for the units

21 Kristin is a recent condo conversion. The other responses can give you info regarding that.
However, your question is about the recent sales in that building.
There were 9 units that sold within the last 12 months. The 1 bedroom 1 bath units sold between $126k - $158k.
2 br 1 bath sold between $156k - $185k and 2 br 2 bath homes sold from $209k - $217k.
Average days on market for these condos were 47days.
There are currently 16 condos available at that address. They range in price from $99k - $232k

I would suggest you look at some of the resales currently listed in 21 Kristin as opposed to buying directly from the condo converter. 21 Kristin was a long time apartment rental building that was basically forced by the village to convert to condos due to the high cost of adding sprinklers. The upgrades are usually pricey as the developer typically makes more money on that then the basic unit. I have long said in condos and townhomes that are cookie cutter design, you have to be very careful on your upgrades. I have not found a great return on investment. However your home is where you live and you will enjoy it, just make sure you know why you are doing what your doing.

Any Realtor can pull that info up from the MLS.

I own a couple of Townhouses in a developement called Briar Point in Schaumburg. You may find a nice unit in here.

FIRST ANSWER

Hi Donna-

If you are working with an agent they should be able to provide you with recent comparables. This way you and your agent can compare closed units to what your are buying...# of bedrooms, # of baths, # of parking spaces, etc..

When I look back 6 months, our MLS is showing that there have been 4 units that have closed. That doesn't mean those are all of them, these are just the ones reported to our MLS. If you are buying from the builder your agent should ask them how many units are planned, how many are pending, how many are left, etc..

There are currently 14 active units listed on our MLS. Some look like "resales" as well as units being offered by the builder.
