My recommendation is to speak to a loan officer or a Mortgage Broker, as a real estate agent we can give you ideas of what you may be able to get in regards to financing but we are not experts in this field. I always recommend to my clients they speak directly with a professional in this area, I have a few I can recommend and you should always at least check with two different entities as there are different programs out there and not all banks offer the samething.

yes there is a way to purchase a home in the US with financing as a non resident, it all depents on your income, downpayment and a couple of other factors. If you like some more information i am more than happy to put you in to contact with a mortgage broker that specialises in Foreign financing.

Yes, of course, there are a few options.
If you have a social security number and have established credit and can show proof of income you should be able to qualify for a regular loan with the typical requirements of the loan program available to you. Whether that be FHA or FNMA depends on your credit and money you have to complete your transaction.
On the other hand, if bank financing through FHA or FNMA were not an option, then you can always go through a Foreing National Program or a private lender. With the Foreign National loan you will put down approximately 30% and get a slightly higher rate than conventional financing and show documentation from Colombia showing credit reference letters, bank letters, personal references, and employment information. With a private investor loan you will put down approximately 35%-50% and get a higher rate, but show no documentation and you will just show your ID (driver license, passport, etc) at closing.
