The sold status maybe the figure of when the bank took back the house at the courthouse auction steps. Meaning the bank sold the house back to itself for that price and know it is bank owned.

Hi Tintin:
The information that most consumers find is from Zillow .com or other such sites. This information is taken from the county assessors and reports when ownership is transferred. The information that Aaron provided you is much more insightful and is easily available to all Realtors. It helps you determine a little more of the story of the history of the property. It is also important information and needs to be analyzed as to what type of sale has taken place on comparable properties when helping a consumer determine the fair value of a home. Was it Bank Foreclosed, Bank Sold, a short sale or an owner transfer, just one more reason to have a Realtor on your team when purchasing a home. Good luck and make all decisions with information! Adding to what Aaron said below, most bank-owned homes are clsoing for 55% to 65% of what they sold for two or three years ago. I just represented a buyer in the Mountain Gate are of Corona. He bought a home for $434K that sold two years ago for $800K.

It shows up as sold when the bank "buys" it back. It last sold for $735,000 in 05'. Then it was refinanced in 06'. The bank (Fremont) recorded the sale at $484,500 on April 2nd.
Hope that helps. Let me know if there is any other info that I can get for you. Have a great day! Tue Apr 22 2008, 11:20 Web Reference: http://www.theaaronmendezteam.com
