Work with a Realtor and he/she will be able to provide you with foreclosed properties that meet your geographical and budgetary needs. Interview a few and go with the one you mesh with best. I have closed many foreclosure and short sale properties and would be glad to help.

You can have any agent send these to you. I would suggest getting a good buyers agent. This way you have someone to walk you through the buying process at no cost to you.

Contact an agent that has closed a good amount of foreclosures. Foreclosure transactions are more complicated than normal transactions. Experience is the key to securing a good deal. You should also be ready as a buyer as you might need special financing depending on the condition of the property. All foreclosures are assigned to R E Brokers and all R E Brokers put their lstings int he MLS so any web site with MLS listings can work although many of them do not have real time data and are behind the curve a bit. Try realtor.com or my web site if you do not wish to work with an agent, but I would be able to help and I offer a Rebate to my clients.

Realty Trac will give you all the foreclosures in any given area. You just have to be willing to pay a monthly fee to use their services. There are other resources available that you can use. If you log on to your favorite search engine and type in foreclosure listings...you should get a nice selection.

The first question is why do you want to focus on foreclosures? You are making an assumption, that may not be correct, that those are the best deals. What you should really be doing is establishing your purchase criteria and look across all available properties for those criteria. A foreclosure may not be your best option.

Best thing to do is to stop by a major bank and ask one of the loan officers to refer you an assigned agent. Many banks refer REO properties to specific well performing real estate agents to handle the sale of these homes. If you are a serious buyer and have not only the financing but the money to obtain these properties then you will surely gain some respect and the interest of the selling agent. Hope this helps! A good idea is to check your local market to find companies the specialize in foreclosures. Any agent can produce a list of foreclosures for you but not everyone actually deals with them day in and day out.
