How can I get homeowner's assocation information, regarding rules & regs at particular developments?

You should be able to gohttp:// www.maricopa.gov and get the information you are looking for. You would look under the recorded documents section of the website. Put in the name of the subdivision you are looking for in the business name field. This is always a good thing to do before deciding to make an offer on a property in case there is something in the CC&Rs that does not appeal to you. Also, once the Title Co notifies the HOA that a property is in escrow, by law, you will receive a complete package of all the documents. Sometimes the listing agent may be able to get you a copy from the homeowner. Hope this helps.

Some times is easy and some times is not. If there is a club house for the development, you can get information from them. Title Companies have a record - if you give them name of the development/association they will give it to you. You could get it from tax records but it is difficult. If you know any one who lives there, thay will know. The easy way is to ask a real estate agent - they can find out quckly. And you should not be looking without an agent in the first place. If you are a prospective buyer, agen service to you is free! Buying real estate appears to be esy but it is not. The CC&R's are posted as a recorded document with the county assessor. They are a bit difficult to dig out of the assessor's website, but the entire document is there and recorded.

In Arizona's Maricopa County, you can go to the county recorders website and look up and download the document by the HOA name (type in business name field). Go to http://recorder.maricopa.gov/recdocdata

If it is a condo or townhome community they will usually have a company in charge of the HOA. Otherwise,you will need to ask neighbors or realtors with listing in the neighborhood to find out who is in charge of the HOA. Some neighborhoods have a board who is in charge of the HOA, others use companies. You can also google the name of the complex, neighborhood, etc and see what comes up under HOA.

First you need to find out what the name of the HOA is, then get their contact information and call or email them for the HOA rules for the development you are investigating. If the development is currently under development, the home builder should have all this information for you. If it is already established, a real estate agent would be able to tell you what the name of the HOA is, or you can ask a homeowner in the neighborhood.

Many times the HOA will have a website with documents posted, you can also just call them up and ask.
