How can I get ahold of an owner, if on line searching doesn't bring results.?

There is a vacant property that I am interested in but all my research doesn't lead me to a contact phone or address even though I have a name. I am interested in purchasing it, the husband has died, but I can't find the wife, and the mortage company and lawyer require a signed consent from her to discuss the property.

I would try the courthouse. Deed records should have a forwarding address for all owners on the deed. If the wife isn't listed on the deed, there should still be a forwarding address to be able to contact them. I recently had a collegue in the office deal with this issue and we also needed to search the death records incase the wife is also deceased. In either case, someone at the courthouse should be able to direct you in the right direction. Is the property located in Creek county or Tulsa County?

FIRST ANSWER

Depending upon the county & their ability to display legal documents online, you may be able to view the current owner's mailing address. For example, a property is assessed in OKC, but all assessment information is mailed to Florida. Oklahoma & Cleveland Counties will display this information. Other counties require a subscription to view their information. Just mail a letter to the last known address, stating your intentions. There is a way to request notification of an address change, from the Post Office, if any.

Again, if you physically go to the county courthouse & request all docs pertaining to a property, & are willing to pay the fees, if requested, you can find most anything you need. These are public records and anyone may view them. Even if a person has 'passed', you should be able to have access to court documents, if title was passed through probate, trust, estate, or will. If this all occurred recently, it may take up to 6 months for the information to be filed. Hope it helps, but it looks like you may already know this.
